A home’s heating, ventilation and air conditioning system is one of, if not the most expensive appliance in the home you have under contract. A new HVAC system may cost several times the expense of a refrigerator or stove and many more parts need to be inspected.

HVAC systems aren’t typically closely inspected in a standard home inspection

According to Virginia law, home inspectors are only required to note “readily accessible components and readily observable defects”. A home’s heating and cooling system may have multiple problems that don’t meet these simple criteria. It’s best to have an HVAC professional check the mechanical equipment and ductwork separate from the regular home inspection to be sure they’re actually in good condition, or if repairs may be needed.
